What You Need to Know about Commercial Investments

Investors looking to real estate enjoy stable monthly cash flow with an interest rate return much higher than bonds.

Ten year bonds are yielding around 3% while real estate is yielding between 6.50%-7.00%.

When you consider the tax advantages of sheltering income through depreciation the returns are markedly higher.

Commercial Real Estate Properties can sell for as little as $100,000. These will be vacant and in light traffic areas. But if you are looking for quality properties with good credit tenants and long term leases in good areas, prices start at $1,500,000.

The amount in cash you need to get started is between $400,000 and $500,000, and the desire to place a loan on the property.

I help investors locate property that is both “on-market” and “off-market”.

I have a network of brokers and developers that give me access before the properties hit the general market.

I have a series of analytical filters I use that allow me to evaluate properties very quickly and only show my clients the right property for them. I do not waste their time with properties that don’t fit.

I have a team of attorneys, engineers, surveyors and other third party providers that can make the acquisition clean and smooth.

My target investor is a high net worth investor in higher tax brackets looking to diversify from stocks and bonds into passive real estate investments.

It is a great way to balance out a portfolio, generate cash flow and minimize taxes.

The Best Properties to Invest In

The Net Lease Investment business has changed since Amazon impacted the Landscape. Big Box retailers such as Toys-R- Us are going out of business.

Many of us are shopping online and looking for convenience over the in store shopping experience. What has emerged in the for-front are stores offering convenience or products that cannot be “AMAZONED”.

Stores such as Dollar General, Dollar Tree, and Family Dollar. You can drive up to the door and get in and out in less than 10 minutes at very competitive prices. If you order on Amazon it takes 2 days.

Next, Gas and Go has expanded. Once dominated by 7-Eleven, we now see competitors offering more products in larger stores like WAWA, and Sheetz.

Many of the stores have grown from 2,000 square feet to 6,000-9,000 square feet with gas pumps…All cars need gas and once on site additional products are available for sale.

And lastly, Health Care. You need to go to the doctor and need to go now. No problem.

Walk in Clinics were once small 1,000 square foot facility with a Nurse Practitioners or Registered nurses as the provider, we now have 6,000-10,000 square foot walk in clinics with Doctors and Registered nurses providing care, like Patient First and Better Med, equipped with X-Ray, laboratories, pharmacies and surgical suites.
