The Best Properties to Invest In

The Net Lease Investment business has changed since Amazon impacted the Landscape. Big Box retailers such as Toys-R- Us are going out of business.

Many of us are shopping online and looking for convenience over the in store shopping experience. What has emerged in the for-front are stores offering convenience or products that cannot be “AMAZONED”.

Stores such as Dollar General, Dollar Tree, and Family Dollar. You can drive up to the door and get in and out in less than 10 minutes at very competitive prices. If you order on Amazon it takes 2 days.

Next, Gas and Go has expanded. Once dominated by 7-Eleven, we now see competitors offering more products in larger stores like WAWA, and Sheetz.

Many of the stores have grown from 2,000 square feet to 6,000-9,000 square feet with gas pumps…All cars need gas and once on site additional products are available for sale.

And lastly, Health Care. You need to go to the doctor and need to go now. No problem.

Walk in Clinics were once small 1,000 square foot facility with a Nurse Practitioners or Registered nurses as the provider, we now have 6,000-10,000 square foot walk in clinics with Doctors and Registered nurses providing care, like Patient First and Better Med, equipped with X-Ray, laboratories, pharmacies and surgical suites.
